Criminal Reports/ Criminal Background Checks

Despite limitations in access to criminal records, and the absence of a federal depository of convictions available to those outside of law enforcement circles, criminal reports or criminal background checks are still of value to landlords when screening tenants. The impact of criminal activity conducted in a property owned by an individual real estate investor, in terms of insurance premiums and legal fees, can be overwhelming. Unfortunately, most criminal background checks, when available to the public, are maintained at the county level of government.

If an applicant hasn't moved around a lot, a basic inquiry may suffice such as a statewide criminal background check or a nationwide criminal background check when tenant screening. US Real Estate utilizes sources of criminal information which include online federal and state inmate locator databases (which often list not only current prisoners but those who have been released), sex offender registries, newspaper criminal records checks, and wants and warrants searches. When screening rental applicants, if you do get a hit on their criminal record it is important that you verify that the hit is in fact accurate and not a false positive.
